A comparative market analysis: recent sales of genuinely similar homes in your neighborhood and school zone, adjusted for condition, upgrades, lot, and current demand at your price point. It's the same analysis appraisers and serious buyers' agents run — not an online estimate.

What does it cost to sell a home in North Carolina?

Plan for agent compensation (negotiable and discussed transparently up front), roughly 1–2% in closing costs including NC excise tax ($2 per $1,000 of price), plus any repairs negotiated after inspection.
